I am looking at a sig p238 with what is advertised as having a nickel finish. It is a factory new gun. Would this be a nickel appearing finish or real nickel? How durable and rust resistant would I expect the finish to be? More durable than standard sig factory coating?

If it is "nickel", it may be electroless nickel. As long as it is cared for properly, there should be no issues. However, be careful cleaning it as extended exposure to some solvents such as Hoppe's and others will dissolve it. Do not let nickeled parts soak in solvent. I'm confident it would stand up as well as the Nitron coating.

I just looked at the Sig web site for the P238, Using the search engine, they do not even list a Nickel finish on the site. Personally having looked at many used firearms, I do not care for the Nickel finish on firearms as almost all handguns I have viewed that showed much use had "peeling" or missing areas of the plating. Only the ones that were obviously safe queens had an attractive finish. I prefer Stainless, or even blued over Nickel as they can easily be repaired / re-polished. Don't know what finish the firearm has but since Sig doesn't list nickel it has either been refinished or is possible stainless?

They call it nickel nitride. If I remember right it's like a nickel boron/np3 finish

Won't be able to get that mirror finish like usual nickel but it'll be a much tougher coating that traditional nickel
