Here is the opportunity to own seven lush acres of mature trees and magnificent lawn surrounded by rolling farm land just minutes from I-74 on the west side of Indianapolis. The ground is fertile and ready for any garden, berry patch, grove or orchard a home owner may want to plant. This property is primed for a private gun range and plenty of space for four wheelers, all-terrain vehicles, dirt bikes, livestock and 4-H.

The home was finished with top of the line oak-faced cabinets and oak flooring. The mudroom off the three car garage has ample room for stores of canned goods and non-perishable foods. The main level of the house features a master suite, bedrooms two and three and a home office which could be the potential fifth bedroom. The basement is fully finished and gives the flexibility of multi-purpose use, additional storage space and/or home theater. Two supplementary storage rooms create the capability for additional canned food and non-perishable storage plus a place to bolt a gun safe down behind a locked door. The fourth bedroom is in the basement as well an additional room with a closet that could be a sixth bedroom.

    2.5 Bathrooms

There is a reverse osmosis system under the sink for the drinking water and the refrigerator ice maker.

The water softener is owned and was Aqua Systems’ second largest capacity unit when the house was built.

The roof is a single layer and is four years old.

The well is very strong, and withstood the drought in 2012.
The furnace just had the primary and secondary heat exchangers replaced. For all intents and purposes, it is basically a new furnace.

The propane tank offers the home owner some flexibility. It is a 1,000 gallon underground tank, which eradicates the eye sore of regular above ground tanks. The tank is also owned and not rented from a propane company/energy co-op. The home owner is not tied down with one propane supplier and can shop for the best price.

All gutter downspouts are plumbed into the perimeter drain, rainwater does not pond and water is drained away from the foundation and the yard around the house is dry even after heavy rains in early May 2017.

The water heater is a tankless system by Rinnai. The hot water supply is limitless and is perfect for larger families.

The house is plumbed with a ManaBloc plumbing system utilizing PEX tubing. There are no metal or copper pipes and each plumbing fixture has its own separate dedicated delivery line which results in an energy-efficient, cost-saving plumbing system that reduces water waste and performs at higher level than traditional plumbing systems.

The basement was finished for the elimination of wicking moisture.

There is a dual sump pump system in the basement utilizing two sump pits, one battery backup sump pump and one standard A/C sump pump. Both sump pumps are plumbed to run directly outside away from the house to get any excess water away from the foundation without driving the water through the septic system.
