Are there any full time real estate investors here? I'm looking to get into the business, and am currently renting out my house at a profit of $334/month after all costs. My goal is to grow my portfolio and do this full time.

the best advise i can give you is make sure you set back some of that 334 for when the furnace goes out (etc) or the renters dont have the money to pay this month

The extra money left over goes straight into the bank for that purpose-for repairs/unpaid rent! Also, for the furnace and A/C I have a warranty that covers everything except the heat exchanger and freon...by NIPSCO.

repairs is what i ment by furnace goes out. one thing about real estate, you can make money fast or loss your ass fast.
