    Well, lest anyone get too excited, I've been approved for 12 years. But I just renewed. Somehow having that piece of paper and the inane continuing education classes makes me competent.

    Yeah, that was sort of the premise for the thread. You know there's a gap in the logic when an agent actually tries to tell me that the dent on an overhead garage door compromises the structural integrity of the whole house. :rolleyes: But she was licensed, so it's all good. Of course, I've had to be *that* agent once when my clients kept demanding I ask for more and more from the seller. I felt dirty after that transaction.
