Nice concise summary Josh. I think George knows I wasn't busting his chops. Sometimes I think we just rely too much on something we have heard over and over, but have never checked out. It does indeed seem like it can happen the way we have heard. Like so many things, it is also situation dependent. Thanks for the conversation guys.
